We are excited to announce our launch of “Business Boost” which is a featured section in the HOMEBUYER of selected small business’s. This edition we look at Michael Barile who is a ceramic tiler, we met Michael when he tiled our new office for us, he did a great job and were really excited to offer him the chance to reach 30,000 readers! We also worked along side Crosby Tiles who also delivered great service to us. 22/4/10 WE ARE MOVING!
The day is almost there where we move into our new premises in Cannington, with expanding into such a busy part of Perth we endeavour to create more and more contacts with business's and clients! Our new address is 6/1451 Albany Highway Cannington, which just means follow Albany Highway to Perth until you almost hit the Carousel Shopping Centre, we are on the left! We can't WAIT to get into our LARGE NEW office...blre are definitely out-growing the small office in Kelmscott. We should be running the business there from the first week of May...
 
14/4/2010 A Quick Update!!
Busy Busy Busy is the motto the last few weeks! Listings are coming in left right and centre - which is only a good thing! The next edition of the Magazine is looking 'schmicko' with some really great articles to help you the buyer or seller, all related to the last few months and what's to come. There have been updates on realestate.com.au which has somehow caused a few problems with our property listings, however the website is looking really great in the process! We hope to smooth out any glitches over the next couple of days - if you are a vendor and you noticed something wierd about your property listing on realestate.com.au do not hesitate to contact me and i can fix that for you as soon as possible (adelle@blre.com.au)
WOW! The rain is pouring down (a nice change i say!) so now is the time to get ready for winter, chop that wood for your fire and place somewhere dry, get your pool covers out, clean your gutters and bring everything undercover (Just in case there decides to be another flash flooding!) Oh and while we are on the subject, try to cover your poor car in case there is hail the size of golf balls again! Rug up over the coming months and avoid that flu, can't be bothered going out in the rain? Stay inside and cook a big pot of soup up - the kids will love you for it!!!

19/3/10 Sir Richard Branson in the RAW!!!

An inspirational day for the Brendan Leahy Real Estate Team, attending "Sir Richard Branson in the Raw" presented by Shane Kempton. The morning kicked off with special guest speakers Pat Mesiti and Glenn Capelli who both had all listeners up on their feet with their inspiring words. The whole day was based around raising money for the "Strike a Chord for Cancer" Foundation which supports children who need inspiration and a distraction from their fight against cancer. Strike a Chord offers the gift of music through donating instruments, professional tutoring and opportunities to perform in bands. Brendan was privileged to spend his time speaking with Sir Richard Branson on stage with a panel of interviewers. Brendan started by asking what Richard’s successful habits are when it comes to contributing to his success? Richard spoke about being brought up by parents who only saw the good in people, which in turn Richard has taken into his personal and work life. "It’s like watering a plant, do so and it will flourish, the same goes with people and staff, if you go through life critisizing people they shrivel up" inspiring words from a man who is so successful in business and knows how to treat his staff with respect and reward. When asked by Brendan "When hiring management and staff what is the most important quality you look for in a person?" Branson’s reply was focusing on the 2 types of Managers, Entrepreneurial Managers and Managers of people, very rarely do Managers come with both traits. He goes on to say "In Germany we have a great Manager for the record label who has an entrepreneurial flair, however we have a great team around him that keeps things on track". Which proves that if you’re a good Manager, you will have a good team around you. "Being a great listener to your staff, is one of the strongest management styles that I look for when hiring, which is similar traits to myself". "You take an aeroplane, it’s a tube with wings, 1 plane is very similar to another, but it’s the people inside the plane that makes a difference, in giving them the permission to fix up any mistake or something that goes wrong." It goes to show that Sir Richard Branson really does care about who he employs and takes a lot of pride and care in his staff. Brendan was invited back to a board lunch for a discussion, personal photograph and signing with the famous jet setter, where Branson was even able to read our HOMEBUYER Magazine! Branson enlightened his listeners with his witty and down to earth attitude and it was refreshing to see that the man that you imagined he would be, he was. Back in Business!
After a relaxing holiday away to Queensland, I came back to a very intense 2 weeks of getting our new HOMEBUYER ready. In between all of that, we had a few server problems no thanks to the crazy storm that hit Perth!!! SO I apologise that my updates haven't been as 'weekly' as I would like!!! Watch this space as I update slowly on what blre has been up to!

12/2/10 Second edition of the Magazine....
We are busily working on our SECOND edition of the Magazine, it is coming along nicely with no hiccups just yet *KNOCK ON WOOD*! We have had a lot of listings in the last couple of weeks so are running out of pages quickly to fit it all in. We have added in a rental page and are expanding on our community input from our local community groups who we sponsor! Our lovely PA Meeka has gone to sun it up in lovely Bali for a week of relaxation (She deserves it!!) and I (Adelle-Marketing) am heading off to Queensland for a 2 week adventure break to the theme parks! BUT blre still work hard to achieve the best results for their clients! Even if a couple of people aren't here!
We expect the magazine to go to print on Thursday which means we will be distributing Tuesday 23rd of Feb - if you would like a copy, please e-mail myself adelle@blre.com.au! We are still looking for advertisers, we distribute 30,000 and they are being recieved well in over 18 stockists where we have stands. We welcome Julie Saunders to our blre team, she has taken over the role from Marelise as Senior Property Manager. Marelise has moved on and we wish her all the luck in the world! As for Julie...we know she is going to work hard to achieve the best results for the blre Property Management team!
A little about Julie:
Julie joins us with over 7 years experience as a Property Manager, she enjoys working in the industry and likes communication with people from all walks of lives! She grew up in Kelmscott, so much so that she was here to see the building of the Kingsley Primary School and watched the area grow from orchards and farms to city living! Having 22 years experience as a Nurse comes in handy while raising her 3 step children and 4 of her own children, as WELL as 5 grandchildren! She enjoys the outdoors and camping, and has travelled all over this great country! She welcomes the challenge of working hard in Property Management here at BLRE and looks forward to expanding our client base.
 
3/2/2010 Don't catch a summer cold!!!
Don't be a victim to the 'Summer Cold' (Like some of us!!!!) prevent your chances by following these 10 tips...(I wish I did....hah!)

1. Air conditioning and draughts
The ideal room temperature is around 20-21°C. Generally speaking, the difference between room temperature and outside temperatures shouldn't be more than five degrees. When you go shopping, you can protect yourself from extreme changes in temperature by wearing a light jacket or scarf.
2. Perspire, but don't get chilled
You should always have a T-shirt or top with you to change into. Functional clothing made of polyester or polypropylene is especially recommended. These fabrics transport perspiration away from the skin and make sure it evaporates on the outside of the garment. Cotton, on the other hand, stores moisture and clings to your body like a cold layer when you sweat, lowering your skin temperature by up to 10°C.
3. Don't overdo cool dips
Make sure you dry off thoroughly after taking a dip. You can protect yourself best by changing immediately into dry things as soon as you come out of the water. This will help prevent your body from becoming chilled. For "water babies" who can't resist staying in cool water as long as possible, a shirt made of neoprene is a good investment. This synthetic material is used predominantly for diving (wet suits) and has excellent water- and heat-insulating properties, thanks to little gas bubbles evenly distributed on the inside of the fabric.
4. Slightly chilled is better than ice-cold
Leave your drinks outside the fridge for a while before drinking and don't use ice-cubes. Drinking ice-cold drinks quickly is only refreshing for the moment anyway. Afterwards you will feel even hotter: the body reacts to the cold shock by increasing the blood circulation. It's better to sip cold drinks slowly.
5. Don't underestimate evening temperature changes
Take care that you don't get cold feet in open shoes. Many beer gardens and open-air cinemas, for example, offer blankets that you can borrow, should you feel the need.
6. Driving without catching a cold
Sun shades inside your car can help keep out the heat when it's parked. If you fix them to the windows beforehand, they provide some pleasant shade inside the car.
7. Sun-bathe in moderation
Sit in the shade for a while sometimes; it's easier on your body and your skin.
8. Drink enough fluids
Don't wait until you are thirsty before you drink. After all, thirst is your body's warning signal: it means you are already low on water. Drinking two to three liters a day is a must when the temperature is above 30°C.
9. Caution: infection risk in big crowds
It's worth riding your bike if you're only going a short distance. In addition, fresh air improves your circulation and strengthens your body's defenses. In your leisure time, you should give street cafes and beer gardens precedence over air-conditioned rooms.
10. Washing your hands
In summer, moist wipes are an excellent way to freshen up and keep your hands clean at the same time – at least for a while. And they're easy to take along with you.

As you will see there has been a continual improvement from our previous editions of last year. My Thoughts:
When selling your home, you should always keep in mind that not every buyer will be the best buyer for you. Don’t feel bad about declining an offer if it doesn’t suit you. Be prepared to positively walk away from a buyer if they aren’t willing to meet your realistic asking price. Declining an offer can sometimes be quite a strategic move.
If you know that someone is really keen on purchasing your property, but their offer is just too low, then your goal (and your agent’s goal) is to narrow the gap between the buyer’s offer and the asking price. Make a counter offer to keep activity on your home and the drive going. The buyer’s best offer will soon be apparent.
You may find yourself in a situation that is a lot like a game where the buyer and yourself make moves against each other, both wanting to achieve the best offer. You need to have confidence in your agent to negotiate the best price and conditions on your behalf. Trust their recommendations and be prepared to make a few compromises, as holding out on every last penny may result in losing a good deal!
My Prediction:
With the year ahead I predict the market will steadily increase but not at the rates of 2006 and 2007, as some reports are beginning to suggest. The key to making a successful sale is to price your home right. Be wary of over pricing your home. There are now websites which track how long your home has been on the market and every price reduction, so over pricing or sitting on the market without being pro-active will only harm your price in the long run.
We are finding buyers are still being extremely cautious, but the one thing that has changed from 06/07 is the banks lending criteria has become a lot stricter. It is safe to say that most banks require you to have a clean credit history and a minimum of 10% deposit before considering your application. They are also after a genuine 6 months of savings, but in my mind this is a good thing to stop people from financially extending themselves. As Mum and Dad said "If you haven’t saved for it, don’t buy it!".

5/1/10 How to keep your NEW YEARS RESOLUTION!!
We hope you had a safe New Years! We think that 2010 will bring a lot of good things for BLRE.

It is the time of year for New Year's resolutions. Where did this custom come from? Should you make a few of your own? And how do you improve your odds of success? The idea of celebrating the new year goes back thousands of years. In the western world it goes back to Roman times. The name January is taken from the Roman god Janus, the god of beginnings and endings. Janus was depicted as having two faces - one looking forward and one looking backward. So on January 1 we are looking back at the past year and forward to the new year. Our resolutions help us in some small way to solidify our hopes and aspirations for the new year.
This is a good thing. Taking the time to stop and examine your life is helpful. You can review your successes and failures over the past year and start anew with specific goals in mind. New year's resolutions are so popular and so common that even the US government has a web page titled, "Popular New Year's Resolutions". The top eight resolutions are telling:

Lose Weight, Manage Debt, Save Money, Get a Better Job, Get Fit, Get a Better Education, Drink Less Alcohol and Quit Smoking
 
Half of these resolutions cover vices: obesity, debt, drinking and smoking. The goal is to break a bad habit. The other half are affirmative: saving money, improving income, getting in shape and increasing intelligence. The goal is to make things better. Common resolutions can also be considered in big categories. For example, there are resolutions that have to do with your health: weight, fitness, eating, blood pressure, etc. all fit in. There are resolutions that have to do with wealth: jobs, education, saving, spending, etc. There are resolutions that have to do with discipline: being punctual, getting organised, cutting clutter, etc. One noble category - becoming a better person. You might do this by improving your family life, your friendships, your work in the community.

And then there are big dreams. Is there something you dreamed of doing as a kid that has fallen by the wayside? Maybe it is dream holiday, a dream house, a dream hobby or career. Is there anything to stop you from dreaming big? It might take longer to reach a goal like this, but there is nothing wrong with a five-year plan. There is one problem that many people face with New Year's resolutions: they only stick to them for about a week. This phenomenon is well known in the world of fitness. Gyms around the country are normally packed the first week or two of January, and then attendance trails off. You might notice the same phenomenon with a piece of home exercise equipment or a bicycle. You use it for a couple of weeks and then it gathers dust. How do you avoid this problem?
 
One way to avoid it is to write down your resolutions. This is a common and consistent piece of advice from motivational speakers and authors. There is something psychological that can happen when you write down your goals. You can enhance the effect by writing down your resolutions and then posting them somewhere prominent like your bathroom mirror or refrigerator. Another thing that can help is to make your resolutions specific. For example, set a target weight for your weight loss program. Write down a specific amount of money you want to put in the bank. By making it specific you make your goal more tangible, and that makes it easier for your mind to visualise success.
Finally, if you want to improve the odds of success, consider making a plan. For example, if your goal is to put $1,000 in the bank, how are you going to do it? Are you going to deposit $50 a week from your pay? $100 per month? Are you going to stop spending $5 per day on coffee and put the money in a jar instead?
 
Actually think about how you plan to make your resolution happen. Then track your progress against the plan as you go along. A year from now you can look back and see how you did.

Now you need to move!!! Here are a few things to consider when selecting a removalist!
Cost
Everyone is limited to a budget. However, you should also be aware of intangibles which could cost you more in the long run, including convenience, peace of mind, time constraints, knowledge and risk reduction. The cost is likely to be reflective of these considerations.
Reputation
How long have the removalist companies you’re looking at been in business? Ask whether they have any referrals or testimonials. What types of vehicles do they use for transportation and are they well-maintained?
Service delivery
A removalist company should be able to offer you an obligation free quote. It’s a good idea to look for the little things, such as whether their staff wears uniforms when they appear at your place – aspects like this add to their overall professional image.
Services offered
Look closely at the services provided by your prospective removalists. Some services you are likely to require include:
  • Packing: You may be happy to pack some household items yourself – other items might require expert assistance, however. Ensure that the removalist firms you’re evaluating offer a packing service and ask for a quote.
  • Cleaning: After the packing is done and everything moved out, be assured there is cleaning to do. Removalist companies may offer cleaning services as well. Think about: vacuuming, dusting, floor-washing, kitchen and bathroom detailing

Wow! It's predicted to be a hot summer! Here are some tips from sunsmart.com.au to help you through this scorcher!


Protect yourself in five ways from skin cancer: Slip! Slop! Slap! Seek! Slide!
  1. Slip on sun protective clothing that covers as much of your body as possible.
  2. Slop on SPF 30+ broad spectrum sunscreen liberally to dry skin, at least 20 minutes before sun exposure.
    Reapply every two hours when outdoors.
  3. Slap on a broad brimmed hat that shades your face, neck and ears.
Prevention is better than cure. By regularly and correctly using sun protection whenever outdoors, you can:
  • minimise freckling, wrinkling and ageing of the skin 
  • minimise the risk of eye damage
  • avoid sunburn; sunburn at any age, whether serious or mild, can cause permanent and irreversible
    skin damage and increase the risk of skin cancer
  • reduce your lifetime ultraviolet (UV) radiation exposure; reducing lifetime exposure to UV by 20% is
    estimated to result in about one third fewer cases of skin cancer in Australia
  • ultimately reduce your skin cancer risk.

    COLOURS Homeowners pick colours for their walls based on what they like. Colours will help make a big first impression when people walk into your house. White does not necessarily sell. Using warm neutral colours allow people to picture their furnishings in your home.
    FURNISHINGS Organise a storage unit to store some of your more larger furniture so that your home looks and feels spacious. Do not clutter the rooms with extra side tables or chairs up against walls as it makes the rooms seem smaller. A simple dining room set with four chairs is enough if you have a small to medium size dining space.
    REPAIRS Changing the taps and shower fixtures and adding a coat of paint can make a bathroom look brand new. Fixing small dents and scratches on walls before painting can freshen up a room. Minor flaws are fine to live with, but can be red flags to prospective home buyers.
    PACK AWAY Trinkets and collectables make a home appear cluttered, get an early start on packing and place all of these items in box’s ready for your new home. You may also want to pack away some of your children’s toys in their bedroom.
    FLOWERS Adding a fresh bunch of flowers to a room can brighten and modernise, when your home is ready for photo’s and home opens add a fresh bunch to a nice vase throughout your home, it will really make a difference to the feel of your home.

    Proving the great Australian dream is alive and well. Here in Perth - the RP data found the top 3 suburbs were all in the southern pocket.
    -Cannington - with a median house price of 408,500 dollars
    -Kenwick - around 329,500 dollars
